More homes are moving in the Primary market, even with fewer listings

The Real Estate Data Aggregator counted 450 homes sold across the Primary market, up 4.4%. That is the three months ending August 31, 2026.

If you are selling, buyers are still closing deals here. If you are buying, you are not alone.

More buyers are under contract than a year ago. That points to real demand, not just interest.

But new listings fell 4.9%, the Real Estate Data Aggregator shows. Fewer fresh homes are hitting the market.

That gap matters. More buyers are chasing a shrinking supply of new choices.

This is not only a local story. Existing-home sales nationally reached 3.99 million, the National Association of Realtors reported.

Inventory nationally rose to 1.60 million, the National Association of Realtors also reported.

So nationally, supply is building. Here, it is shrinking. That is worth noticing.

Rates still shape what buyers can afford. Freddie Mac put the 30 year rate at 7.18% on November 5, 2026.

A year earlier, Freddie Mac had that same rate at 6.22%. Borrowing costs more than they did.

Even so, buyers are closing. That tells you demand has not backed off.

It looks different ZIP by ZIP

Huntington's 25705 led with 91 homes sold, the Real Estate Data Aggregator shows. That is up 42.2% from a year ago.

Ashland's 41101 also jumped, up 24.6% to 81 homes sold, the Real Estate Data Aggregator reports.

Ashland's 41102 went the other way. Homes sold there fell 35.8%, the Real Estate Data Aggregator shows.

Days on market also split by ZIP. Huntington's 25704 sold in a median of 10 days, the Real Estate Data Aggregator reports.

Ashland's 41102 took far longer, a median of 58 days, per the Real Estate Data Aggregator.

So one ZIP code is not the whole story. Conditions on Main Street can differ from conditions a few blocks over.

Even one street can read differently from its own ZIP code. Your street's story may not match the headline.

That is why it helps to talk through your own address, not just the averages.
